These obligations must be a part of every social housing tenancy agreement, whether it’s new or existing, because named tenants have the right to take legal action if their landlord doesn’t comply.

Why is this training important?

Everyone deserves to live in a safe and healthy home. But, sadly, for some people, the conditions inside their property can put their health and safety at risk.

One of the most common issues is damp and mould which don’t just look unpleasant, they can also be dangerous. Exposure to mould spores can cause or worsen serious health problems, especially for children, older people, and anyone with respiratory conditions like asthma or COPD. Signs of mould exposure can range from coughs, wheezes, and skin rashes to severe infections and, sometimes, even life-threatening illnesses.

This is exactly what happened to Awaab Ishak. In 2020, two-year-old Awaab died from a respiratory condition which a coroner discovered was caused by prolonged exposure to mould in his home. It was later found that his family’s repeated requests for action to be taken were routinely ignored by their social landlord.

Awaab’s death exposed serious failings in how social housing conditions are reported, investigated, and resolved. It’s also a powerful reminder of what can happen when people’s voices go unheard and how devastating the consequences of inaction can be.
